45-unit community for older adults expands affordable housing access in Fort Collins

FORT COLLINS, May 27, 2026—Volunteers of America National Services (VOANS) recently closed on the financing for a new 45-unit affordable housing community for older adults scheduled for development at 3800 S. Mason Street in Fort Collins, Colorado.

Located a few miles south of downtown Fort Collins along the South College Avenue corridor on a 1.4-acre former parking lot, Switchgrass Crossing will offer 39 one-bedroom and six (6) two-bedroom apartments for residents aged 55+ with incomes in the range of $27k (30% AMI) to $62k (60% AMI). Each apartment will include central air conditioning; walk-in showers; washers and dryers; and contemporary quartz kitchen countertops. Residents will also benefit from convenient access to free public transportation, downtown Fort Collins, the Mason Trail, a grocery store, and nearby retail. Community amenities include a fourth level resident lounge; community room; business center; covered porch; and a terrace.

Switchgrass Crossing will be VOANS’ first all-electric building in Colorado and was strategically designed to meet the energy goals of the City of Fort Collins, State of Colorado, and the Colorado Housing and Finance Authority (CHFA).

The community will include a roof top solar photovoltaic (PV) system and is designed to qualify for Enterprise Green Communities (EGC), DOE Efficient New Homes (ENH), and ENERGY STAR Multifamily New Construction (MFNC). The design team also participated in the City of Fort Collins’ Integrated Design Assistance Program (IDAP), reflecting an early and intentional commitment to energy efficiency and long-term building performance.

Switchgrass Crossing marks the third housing development for VOANS in the Fort Collins area and the second developed in partnership with Housing Catalyst, the Housing Authority of Fort Collins.

With more than 300 individuals on the waitlist, it became clear that additional affordable housing options are urgently needed. We are thrilled to be developing another high-quality affordable housing community in Fort Collins with support from Housing Catalyst, the City of Fort Collins, the State of Colorado, Enterprise Partners, and First Bank.”

Switchgrass Crossings will be managed by Volunteers of America Colorado. Construction is expected to begin in June, with completion anticipated in summer 2027.
